Appliance Disposal

Landlord and end-of-tenancy appliance collections

Broken or abandoned appliances cleared from rental properties between tenancies, with a waste transfer note and photos for the property file.

In short: Landlord appliance collections remove broken, replaced or abandoned white goods from rental properties, usually between tenancies, and provide a waste transfer note for the property file. They suit private landlords, letting agents and housing providers. In the UK a single appliance usually costs £30 to £90, with multi-item and multi-property jobs priced together.

Landlord and end-of-tenancy appliance collections

If a landlord supplies an appliance in a let property, the landlord is normally responsible for repairing or replacing it when it fails, and for getting rid of the old one. That often has to happen on a tight timescale, either while a tenant is waiting for a working washing machine or in the few days between one tenancy ending and the next starting.

We work with landlords and agents who need appliances out without having to be on site. Access can be arranged with a key safe, the agent or the tenant, and photos can be taken before and after so the agent has a record for the inventory. Abandoned tenant appliances can be collected too, once you are satisfied you are entitled to dispose of them.

What is included

  • Collection of failed white goods from let properties
  • Access arranged with the tenant, letting agent or a key safe
  • Before and after photos for the property file on request
  • Waste transfer note naming the property address
  • Clearing several appliances or several properties in one round
  • Coordinating with your engineer when a cooker needs disconnecting
  • Collection of abandoned items once you confirm they can be removed

Who it is for

  • Private landlords who live away from their rental property
  • Letting agents managing urgent white goods replacements
  • End-of-tenancy turnarounds with tight void periods
  • HMOs with several fridges, freezers and washing machines
  • Properties where the outgoing tenant left appliances behind
  • Social housing providers and block managers

How much does it cost?

Landlord and end-of-tenancy appliance collections: FAQs

Can I throw away appliances a tenant left behind?

Be careful. Items left behind may still legally belong to the former tenant, and in England the Torts (Interference with Goods) Act 1977 sets out a process of giving notice before disposing of them. Many tenancy agreements also include a clause about abandoned goods. Check your agreement and take advice if the items have any value before booking a collection.

Do I need a waste transfer note as a landlord?

If you let property as a business, waste you produce in doing so, including old appliances you replace, is generally treated as commercial waste. That means you should get a waste transfer note and keep it for at least two years. For a fridge or freezer collected as business waste, a hazardous waste consignment note may also apply in England and Wales.

Can the tenant be there instead of me?

Yes. Most landlord collections are done with the tenant or agent providing access. It helps if the tenant knows the appliance is being collected, has cleared the area around it, and has defrosted a fridge or freezer the day before.

Can you collect when the replacement is being delivered?

We can usually aim for the same day, but the delivery and collection rarely line up perfectly. If the retailer offers take-back on delivery, that may be the simplest option. If not, collecting the old appliance first frees the space for the new one to go straight in.
